Devizes, Wiltshire

 

One50studio were appointed by Wiltshire Council in 2022 to develop a site in Devizes for 33 new homes with 60% being social/affordable rent, and 40% being shared ownership.

In response to the Ministry of Housing, Communities and Local Government agenda to increase the use of MMC to accelerate the delivery of homes in the UK, Wiltshire Council are partnering with local volumetric housing provider, Rollalong for the progression of this development. This prefabricated form of construction means that modules are constructed off-site and transported to site. This helps to cut the construction time on-site, improves working conditions, ensures quality control and reduces waste materials.The houses made with MMC will have a rating of EPC A and are designed to produce a net zero carbon home.

The scheme was developed with independent design advice through a formal Building for Healthy Lives design review by Design West, to help Wiltshire Council achieve their wider aspirations for sustainable development and pedestrian prioritised public realm.

The design established a compact form of development to maximise opportunity for onsite SUDs, bat foraging and amenity space to the west, for the benefit of the new homes and the wider neighbourhood. A principle site contextual grid was established parallel to the dwellings to the south and parallel with Caen Hill to the north. This broke into a courtyard style / farm complex built form to the west to reflect the edge of settlement / semi rural location. Elsewhere fronts of dwellings to shared surface streets were developed with parking hidden on plot to the side or arranged as a shared public parking zone. Roof pitches and building orientation was carefully considered to maximise solar energy generation and to manage overheating.

The site layout was developed to promote a network of footpaths internally connected to a wider pedestrian and cycle network. Footpaths run east-west into open shared space and connect to the existing footpaths network.
