Salisbury Neighbourhood Planning Group with Wiltshire Council appointed One50studio in the summer of  2021 to carry out an initial feasibility study. This was to test options to provide an older persons, affordable housing scheme at the disused gas-holder site on Coldharbour Lane and Marsh Lane Salisbury. One50studio explored options that tested the best use of the site and identified opportunities and benefits to pursue, as well as issues to address and resolve. Part of this process also involved understanding the constraints on the site and the mitigation measures that will influence viability of any development.

The preferred option is being developed through consultation with the local community, the Neighbourhood Plan Group, necessary planning departments, wider stakeholders and Wiltshire Council.

The intention is to progress the scheme through a Neighbourhood Development Order (NDO) and approval through the associated community referendum process. This will replace the outline planning application procedure.  Consultation with Wiltshire Council planning department will determine the expected validation requirements and documentation that would be required when pursuing an outline application; and this level of detail will be collated to help determine the viability and completeness of the proposals presented through the NDO.

The resulting older persons accommodation would ultimately be developed and managed by Wiltshire Council Housing Team. Feature of the scheme  include an improved link across the site and river to the nearby retail park, car share facilities for residents and the wider community, construction using low carbon MMC building techniques that will help to achieve Passivhaus performance standards.
